Detached & Semi-Detached Homes
Detached, semi-detached and linked homes in established, suburban and emerging residential communities.
A clearly defined valuation assignment
A residential appraisal should identify the property interest being valued, the client and authorized users, the authorized use, the effective date and the scope of work supporting the conclusion.
Depending on the assignment, Peter considers the site, dwelling, condition, improvements, location, land-use controls, relevant sales and listings, market conditions and the property's highest and best use.
The result is a property-specific opinion prepared for a defined decision—not a general estimate or brokerage pricing opinion. Each engagement begins with clearly defined terms of reference.

Property and assignment requirements vary. The following residential categories are considered subject to location, competence, scope and available market evidence.

Frequently asked questions
Fees depend on the location, property type, complexity, intended use and users, effective date, report requirements, access and requested timing. A written quote is provided after the assignment details are reviewed.
Timing varies by assignment and begins once the engagement is confirmed, required information is received and property access can be arranged. The estimated delivery date is confirmed before work begins.
Acceptance by a lender—and approval of financing—are not guaranteed. Before ordering, confirm the lender's ordering channel, approved-appraiser, appraisal-management-company or panel requirements, if any, and its required report type, scope, recency and reliance terms.
The report is prepared for the named Authorized Client and Authorized User(s), solely for the stated Authorized Use. Receiving a copy does not by itself authorize reliance; a new user or use may require further review or a new assignment.
A professional appraisal is a defined valuation assignment prepared under applicable professional standards. A brokerage CMA or sale/listing-price recommendation is a brokerage pricing opinion, not a formal appraisal report.
Inspection requirements depend on the property, intended use and credible scope of work. A full residential appraisal commonly includes interior and exterior observation, while any different scope must be agreed before the assignment begins. An appraisal inspection is not a building-condition, environmental, engineering or code-compliance inspection.
Primary residential appraisal coverage includes the Greater Toronto Area, Simcoe County—including Barrie and Orillia—and the Kawartha Lakes and Peterborough area. Availability varies by property type, assignment requirements and timing; submit the address to confirm coverage.
A retrospective value opinion may be possible, subject to assignment acceptance and sufficient reliable evidence for the requested effective date. Assumptions and limitations will be stated in the report.
Brokerage and appraisal are distinct professional capacities. The capacity for an engagement is identified in writing, and potential conflicts are assessed before acceptance. Disclosure or consent may not resolve a conflict, and an assignment may need to be declined or reassigned.
Residential appraisal services are provided in Peter's capacity as an AIC-designated appraiser and are separate from real estate brokerage services provided through Century 21 Heritage Group Ltd., Brokerage. All requests are subject to acceptance following review of competence, conflicts, Authorized Use, appropriate Scope of Work and the availability of sufficient reliable property and market information. Each report is prepared for the named Authorized Client and Authorized User(s), solely for the stated Authorized Use. Receiving a copy does not by itself authorize reliance. This page and any preliminary discussion are general information and do not constitute an appraisal or legal, tax, accounting, lending or brokerage advice. Submitting an inquiry does not create an appraisal engagement.
